NOMAS manages short-term rental properties across the Greek islands through a structured ecosystem of services — covering everything from reservations and dynamic pricing to cleaning, guest communications, and owner reporting. Depending on the level of involvement you want, NOMAS offers three engagement tiers: Advisory, e-Management, and Full Management. In each case, NOMAS takes responsibility for the commercial performance and operational quality of your property, while you retain ownership and full visibility of everything happening through the Owner's Portal.
NOMAS is based in Corfu Old Town, where we have operated since 2021. Corfu is our primary market and the island where our operational infrastructure — including our own cleaning team and laundry facility — is fully established. We also manage properties across the Greek islands, working with owners from the Cyclades to the Ionian. If your property is outside Corfu, contact us and we will tell you honestly what we can offer there.
From the first conversation to your property being live and accepting bookings, the process typically takes two to four weeks. This covers the onboarding conversation, property inspection, professional photography, listing creation across platforms, pricing strategy setup, and Owner's Portal activation. The exact timeline depends on the property's current condition and whether photography needs to be scheduled. We will give you a specific estimate after our first meeting.
As little or as much as you choose. In Full Management, your involvement is minimal — NOMAS handles everything from the first guest enquiry to the final review response, and you receive regular reporting through the Owner's Portal. In e-Management, you retain some operational involvement while NOMAS manages the commercial performance. In Advisory, you remain hands-on with NOMAS providing strategy and systems. The first step is always the same: a conversation with our team about your property and what you are looking for.
The Owner's Portal is a real-time Power BI dashboard that gives you complete visibility of your property's performance — bookings, revenue, occupancy, guest reviews, and forward calendar — accessible from any device, from anywhere in the world. It is updated continuously as bookings are made and stays are completed. The portal means you never need to chase your management company for updates. You see everything, in real time, whenever you choose to look.
NOMAS lists and manages your property across the major short-term rental platforms — Airbnb, Booking.com, and VRBO where applicable — as well as any direct booking channel relevant to your property type. The specific platform mix is discussed during onboarding based on your property and target guest profile. We manage availability and calendars across all platforms in real time to prevent double bookings.
Yes. In Corfu, NOMAS operates its own professional cleaning team and laundry facility. We do not subcontract these services — our team is trained to our standard and is accountable to us for the quality of every turnover between guests. In other destinations where NOMAS manages properties, we coordinate with existing local cleaning teams and hold them to the same operational standard. The quality does not change with the geography.
Yes. NOMAS offers a Pre-Season Setup service that covers the preparation of properties before they go live — including a full inspection, recommendations for any works required, coordination of contractors where needed, and the staging and listing creation that follows. If your property needs work before it is guest-ready, we can advise on what is necessary and help coordinate it. The goal is always to bring the property to market at the right time and in the right condition.
NOMAS was not built from a business plan. It was built from a personal experience of what happens when a property is managed badly — and a promise that it would never happen to anyone we worked with. We choose our partners carefully — owners as well as islands — because the quality of what we build depends on the quality of every relationship within it. We do not take on every property that contacts us. We work with owners who share our understanding that professional management is a long-term partnership, not a transaction.
No. Most NOMAS owners are not based in Corfu — many are in Athens, London, Germany, and further afield. The entire management relationship can be conducted remotely. You sign documents digitally, you access your Owner's Portal from any device, and NOMAS handles everything on the ground. Your physical presence is not required at any stage of the ongoing management. If you would like to meet in person before we begin, we welcome that — but it is never a requirement.
Yes. Your property is yours. NOMAS coordinates owner blocks — periods when you want to use the property yourself — with the booking calendar so there is no conflict with guest reservations. We ask for reasonable notice so we can protect those dates before guest bookings are made around them. The earlier you tell us about planned personal use, the better we can manage the surrounding calendar commercially.
Every major booking platform — Airbnb and Booking.com — has its own host protection and damage coverage policy. NOMAS documents the condition of your property at every check-out through our physical check-out procedure, which means any damage is identified and recorded immediately while the guest is still present. We handle the claim process with the platform on your behalf. For damage that falls outside platform coverage, we advise on the appropriate next steps. No management company can eliminate the risk of guest damage entirely — but professional documentation and fast response significantly improve the outcome when it occurs.
NOMAS fees are based on the services selected and defined individually for each owner, since every property and every set of management needs is different. We do not apply a single fixed rate across all properties — the right structure depends on your tier of engagement, your property type, and the specific services within it. Pricing is discussed in your first conversation with NOMAS, with no obligation on either side.
Guest payments are processed through the individual booking platforms — Airbnb, Booking.com, and direct channels — according to each platform's own payment schedule. NOMAS provides regular financial reporting through the Owner's Portal and through monthly statements, giving you a clear record of revenue received, management fees applied, and any operational costs incurred on your behalf. The specific payment and reporting rhythm is confirmed during onboarding.
The initial contract term with NOMAS is six months. After the initial period, the contract renews automatically on a rolling basis. You can exit at any point after the first six months with no penalty — we ask only for reasonable notice to manage the transition properly. We do not believe in locking owners into commitments they cannot exit. The relationship works because it works for both sides.
Short-term rental activity in Greece comes with specific legal and tax obligations — property registration with the relevant authorities, income declaration under the DAC7 directive of the European Union, and VAT compliance where applicable. NOMAS works with trusted accounting partners who specialise in the Greek short-term rental market to ensure your obligations are met correctly and on time. We provide the structured financial documentation your accountant needs and coordinate with them directly where required. We are not a tax advisory firm, but we ensure that the records underpinning your obligations are accurate, organised, and accessible.
