Managed as a business.
Not simply listed on a platform.
Commercial management, guest communication, pricing, reporting and day-to-day coordination for apartments, houses and serviced residences across Greece.
Different homes.
Similar management challenges.
You have a property ready for short-term rental but need positioning, setup, pricing and operational structure before the first booking arrives.
The listing receives views but not enough bookings, or occupancy is achieved only through constant discounting. The commercial system around the property is not working.
You need full visibility and structured management control without being physically present for every reservation, guest issue or operational decision.
You already have reliable cleaners or local support. What is missing is professional pricing, reservations, distribution and structured reporting.
You are with a management company but receive limited performance data. You want structured reporting, clear commercial analysis and real access to what is happening with your property.
The property is performing, but daily guest communication, cancellation handling, cleaning coordination and problem-solving have become a significant ongoing commitment.
Good properties do not always
become strong hospitality businesses.
The gap between what a property could earn and what it does earn is almost always a management system problem, not a property problem.
The listing does not appear in the searches that match the property. Incomplete platform setup, incorrect category filters, unlisted amenities, or low review signal reduce organic placement.
Guests who would book the property never see it.
The listing is visible but guests click past it. A weak first image, a generic title, an inaccurate description, or a strict cancellation policy alongside more flexible alternatives suppresses click-through and booking rates.
Views do not become bookings.
Static rates or unsophisticated discounting fails in both directions: leaving money on the table during high-demand periods and accepting avoidable discounting during shoulder season. The competitive set may be incorrectly defined.
The property fills, but not at its correct market rate.
Slow pre-arrival communication, unclear arrival instructions, inconsistent in-stay responsiveness, or a property condition that does not match listing expectations generates avoidable negative reviews.
Reviews erode future conversion and achieved rates.
Inconsistent cleaning standards, missed maintenance issues, poorly coordinated turnovers, or under-prepared arrivals produce the guest experience complaints that are most visible in reviews and most damaging to long-term performance.
Operational failures show up in reviews and repeat booking rates.
Without occupancy, ADR, RevPAR, booking-window, cancellation-rate and platform-mix data, it is impossible to evaluate whether the property is performing well or simply appearing to. Revenue alone is not enough.
Decisions are made without the information needed to make them well.

The first season
starts before
the first booking.
For a new or unlisted property, the work that happens before the first guest arrives determines the commercial trajectory for every season that follows. The first review profile cannot be rebuilt. The initial positioning cannot be easily undone. Getting the foundation right is the work.
The first season is not only about maximising immediate income. It is about building the review profile, operational discipline and commercial history that future performance depends on. Read: Your First Season →
Your property should never
become invisible to you.
Professional management should reduce the owner’s workload without removing the owner’s visibility. NOMAS was built around that principle from the beginning.
The Owner’s Portal provides live access to the commercial and operational picture of your property — from any device, at any time.
- Live reservations and forward booking calendar
- Revenue and accommodation income data
- Occupancy rate and ADR
- Platform performance and booking-window analysis
- Guest review scores and review history
- Cancellations and realised occupancy
- Expense and operational records
- Source market and channel breakdown
Illustrative dashboard below. Actual performance data varies by property, location, availability, positioning and market conditions.
What this looks like
in practice.
Positioning, photography direction, listing setup, pricing architecture, guest communication structure and active first-season monitoring to build the review profile correctly.
Listing audit, competitive set correction, commercial repositioning, pricing review, cancellation policy reassessment and platform distribution strategy.
Reservations management, dynamic pricing, guest communication, full owner reporting, and coordination with the existing local cleaning arrangement.
Scenarios are illustrative examples. Actual management scope, model suitability and operational capacity depend on the specific property, its location, and assessment by NOMAS.
One management philosophy.
Different operating models by destination.
NOMAS does not offer the same level of service uniformly across every postcode in Greece. Where we operate and what we can genuinely provide in each location is determined by the infrastructure that exists there.
NOMAS headquarters. Own cleaning team on direct payroll, own laundry facility, vetted maintenance network, and the full operating infrastructure required for Full Management. All three engagement models available.
Reservations, pricing, guest communications, distribution, review management and owner reporting managed centrally. Physical operations coordinated locally through the owner’s existing arrangement. Subject to property assessment and confirmed reliable local operations.
Full local operations are established only where the right portfolio, team and operating conditions exist. NOMAS does not expand geographically until the standard can genuinely be maintained. New destinations enter the NOMAS network when the foundation is properly built.
What the management
of a home actually requires.
A curated view of the services most relevant to short-term rental apartments, houses and island residences.
Honest evaluation of commercial potential, positioning, and operational readiness before the first booking.
Platform-specific listings built around the correct guest segment, accurate amenity configuration, and a photo sequence that converts.
Photography direction and coordination. The hero image and photo sequence are commercial decisions, not aesthetic ones.
Full-cycle booking management across Airbnb, Booking.com, and relevant channels. Availability, forward calendar, and cancellation handling.
Data-led rate management calibrated against booking pace, competitive positioning, seasonality, and forward demand. Reviewed continuously through the active season.
Platform-specific strategy for Airbnb and Booking.com. Rate parity, availability synchronisation, and platform-specific promotion management.
Pre-arrival through post-departure communication managed across all source markets. Arrival logistics, in-stay support, and issue resolution.
Property orientation video providing guests with everything they need on arrival — access, key features, local guidance.
Active management of the review profile: monitoring, response strategy, satisfaction follow-up, and review score protection.
Within Full Management: directly employed cleaning team, own laundry infrastructure, and pre-arrival property inspection. Subject to destination.
Issue identification, contractor coordination, preventive inspections, and maintenance escalation. Based on the vetted NOMAS trade network.
Live access to reservations, revenue, occupancy, ADR, forward bookings, reviews, expenses and operational records. Any device.

What owners
usually ask first.
Every property enquiry is different. These are the questions that come up most often before an owner decides to discuss their property with NOMAS.
If your question is not answered here, the right place to ask it is the conversation we have about your property.
Yes. e‑Management (Commercial Management) and Advisory services are available across Greece, subject to property assessment and confirmed reliable local operations. Full Management — where NOMAS provides physical operations including cleaning, laundry and check-in — is currently available in Corfu, where NOMAS has its own in-house team and infrastructure.
e‑Management covers reservations, pricing, distribution, guest communication, review management, and owner reporting. The owner or a local team retains physical operations. Full Management additionally covers physical operations within the agreed scope — cleaning, laundry, check-in/out, and maintenance coordination — where NOMAS has local infrastructure.
Yes. e‑Management is designed for owners who already have reliable local support but need NOMAS to manage the commercial side. Your existing cleaning or operational arrangements can remain in place. NOMAS commercial management can be layered over reliable local physical operations.
Yes. The Owner’s Portal provides live access to reservations, revenue, occupancy, forward bookings, reviews and operational records. Professional management should reduce your workload — it should never remove your visibility. Owner access to booking data and property information is a non-negotiable part of the NOMAS model.
Yes. Owner personal use is agreed as part of the management arrangement and reflected in the availability calendar. NOMAS manages the commercial calendar around the owner’s personal-use windows.
No. NOMAS does not publish or guarantee specific income, occupancy or revenue outcomes. Results depend on the property, location, positioning, market conditions, and management model applied. We manage the commercial and operational system around your property to the highest professional standard we can apply. Actual performance varies.
Yes. NOMAS manages the full launch process — from property assessment, market analysis, positioning and photography direction through to listing setup, pricing architecture and first-season monitoring. Building the right commercial foundation in the first season matters as much as immediate revenue.
Airbnb and Booking.com are the primary distribution channels for most Greek island short-term rental properties. NOMAS manages listings and availability on the relevant platforms for each property, applying platform-specific strategy to each. Additional channels are considered where appropriate to the property type and location.
