A maintenance problem is always a guest experience problem.

A guest whose air conditioning fails on a hot August night in Corfu is not going to reflect calmly on the fact that equipment sometimes breaks. They are going to be uncomfortable, frustrated, and looking for someone to blame. If they cannot reach anyone quickly and the problem is not resolved fast, that frustration becomes a review.

The same is true of every technical issue — a blocked drain, a non-functioning appliance, a pool that has not been properly maintained. In isolation, these are property management problems. In the context of a guest stay, they are guest experience failures that become public record on the platforms.

For property owners based away from their property — in Athens, London, or elsewhere — maintenance is particularly difficult to manage. A reliable, responsive network of local contractors does not appear overnight. Building and maintaining those relationships, coordinating access, verifying the quality of work, and keeping the owner informed throughout is a full-time operational responsibility.
